Are you wanting a full second bath or an additional half bath? Also, which are the exterior walls of your unit in the drawing?
July 25, 2014 at 12:50pm Like

er612
So in the 4th drawing, would you enter the half bath through your son's room? BTW - I live in a condo and sympathize with your HOA dealings. I also have concrete floors. Definitely seek opinions on houzz but also contact contractors in your area. Everyone that I've worked with for elective changes (non-repair work) has given free estimates. I learned the hard way and now get a minimum of 3 estimates, no matter how big or small the project may be. Just recently I got electrical estimates: one for $1280, another for $85/hr per electrician (they recommended 2), one for $90/hr and finally one for $70/hr, which with materials ended up being $690. Well worth the second/third/fourth opinions.

Claudia Leufkens
Thanks for the idea on the home show. I know they do that at least once a year here. Maybe I could take my pictures and drawings and feel out some contractors. Having experience with some exterior stuff done, I know that "cheapest" isn't always the best way to go!!

On graph paper, it looks like it may work, but the space looks a little smaller than what you have drawn. I would have a plumber come in and look at your space and see what would need to be done and if it can be done. Most of the money will be in reconfiguring the plumbing, so a plumber can give you a good estimate of cost. Because your space is so small, I would also look at doing wall-mounted toilets. They take up less room, and are much easier to clean around in a tight space.

I really like the rug grover chose. I think it ties everything together beautifully. I also like your current side tables. I still think your curtain rods need to be expanded and perhaps the curtains need to be altered. I had a similar problem in my condo. I purchased rod pocket drapes, which blocked most of the window even when open, so I had a seamstress add back hooks. Now the stack on either side of the window is much smaller. If I did it again though, I would choose grommet top curtains (I think the hooks work better on smaller windows).

Is the kitchen counter in your pictures one that can accommodate stools? Also can you send pics of the entry into the space. When you enter the front of the house, the living room is to your left, correct? And the kitchen is directly in front of the entrance?

Beautiful sofa in one of my favorite colors, M AM! I'd go for a more contemporary rug like this one, and in addition to teal, it has spheres of blue and gold too. Add a couple of shiny, sparkling lamps, and you're set to choose your art.

Hi Shafmay, I just wanted to add that I love the mesh bumper and I was just looking at this link on how to install those, , make sure and take a look since you have a slatted bed like the one they use in this video.
And I really like the idea of adding a mirror over the changing table so that baby can enjoy getting to know herself!
And my last word is to consider waiting until after the arrival and using some photos of her somewhere on the wall as well. Rome wasn't built in a day and you will have lots of opportunities to incorporate some personal touches in her darling room!

@Rhonda Bovine THANKS for the video. I KNOW for sure I installed that mesh bumper all wrong. It drove me absolutely nuts...and it's a mess! You are all great! Will definitely redo it with the help from the video.
And btw baby is already here and 8 months :) If you look at the pic with the bumper and bedskirt she is sleeping in it with her butt in the air :) I'm wayyyyy behind in her room because moved into the house when she was about 6 months. I already have some pics printed of us :) Her room was the first in the house of many which I'm trying to tackle ;/

Love Marlene's photo. Also agree about the two tone making the rooms feel smaller but I think in your situation it works, especially if you continue the same colors in every room (or at least all the shared spaces). Make sure you post pics when you're done painting and of any other rooms you need help with.

If you want to keep the chair, try moving the bed opposite the entry door, in front of the big window and move the chair to the corner, left of the closet. The bed may seem too big in front of the window but it could work if you simplify everything else. That said I would switch your curtains from gray/blue to cream (keep the white sheers and just swap the end panels). I would also choose one accent color (yellow or steel blue; having both is overwhelming). A king coverlet is a great suggestion for your bed. Overstock has several in ivory and white: http://www.overstock.com/Bedding-Bath/Madison-Park-Jaxson-3-piece-Coverlet-Set/8581318/product.html

I think the best option is in front of the large window because like flair said it will act like a big headboard. It looks to be thats what you see when you walk into the room also, and its visually appealing to have the bed that way as you don't have to walk around anything. It already is in front of other windows and then you have the wall in between which I feel looks choppy and not the hotel feel you are looking for.

makaloco
I like almost everything about the room: red walls, small headboard, undecorated windows, bedding, yellow chair and accents. For me the problem isn't the chair but the flower canvases, which I'd either change or separate. I'd also get new lamps, the more traditional substantial kind with shades.

I'm guessing by you pillow and rug choices, you like color? If so, I would paint the yellow walls white or off-white and paint the green wall blue. I like grover's ottoman but I prefer your pillows (except the round ones but only because I'm not a fan of round pillows in general). I would also stain your table top a bit darker or paint it white.

Poorgirlsdesigncompany Linda Banks Grissom says. The TV over the fireplace is very good. The fireplace is the architectural focal point. When you can combine two focal points, i.e., the tv and fireplace together it makes a more cohesive look. Trust me on this - the rug is very good. Go back and look at my previous steps I submitted. Do them in order and you will correct the windows and declutter the space. You have good taste and it's not country!

Another thing you might try is moving your couch off the wall, towards the fireplace, creating the walkway behind the couch, instead of between couch and tv. Especially since you have it hanging half into the dining space. I agree with Grover about pulling the chairs inward.
I would do a more casual ottoman - I love the rendering one, but it is too fancy for your couch. I think I would do a slipcover ottoman, same style as your couch, and can be washed. Also, I would stick to neutrals with that rug and couch and chairs. The pops of colors aren't working for me. They make it too busy.

I would paint the walls above the chair rail a light tan and leave the bottom red OR I would paint the top half the lightest yellow in the chair fabric and the bottom half the darker yellow/gold.

Leslie Brooks
Go with the macadamia wall color and find some soft green sheers for your windows. It will lighten up the room, but still feel traditional. And the red in the plaid will still look great on the chairs. Keep the red candles for the table. They will look even better once you change the wall color.
Side not: try a two tone wall with a darker shade of the macadamia on the bottom.

Mind you the dimensions are off and this layout uses a standard crib since the cradle will likely be used in your bedroom. I love the bookcase but it is the perfect size (I think) to utilize the space behind your door. I turned it on its side so you can hang a large picture or art above it and place books and a table lamp next to the rocker for easy access. The white wall is empty but it opens the room and allows for easy flow in and out. In other words, I wouldn't rush to fill it.

Put the crib on the pink wall. Remove everything else. Turn the shelf unit on its side and put under the windows. You may then be able to put a small lamp on top and use as a chair-side table. Or put a floor lamp behind the chair. Put blinds or shades on window and push curtains back to hang at sides. Hope this helps.

er612
I think it's up to the child. My niece is 3 and gravitated to pink very early. Her parents didn't push it. She just loved tutus, heels, and princesses. She especially loves Snow White so this winter I helped her mom create a room based on her favorite color and character (without actual characters).

Disclosure: I hate pink unless it's a flower, maybe because everyone in my family thought that, as a little blonde, blue-eyed girl, I should wear pink all the darned time because "it's so cute".
That said, girls are being inundated with pink these days. Look at the difference between the way Legos were marketed in the 80s versus today--it's like there's a bigger push to make girls "pink", "princessy" and "girly" than there used to be. I'd be concerned (and maybe overthinking it) that the color pink is getting really tightly associated with attitudes, behaviors and games that play to stereotypical gender roles and limit, rather than expand, girls' horizons. There are a lot of beautiful colors without those associations.

Yeah, I was happy enough playing with yellow Tonka trucks, orange Hot Wheels track, sliver Erector sets, brown Lincoln Logs and Legos in bright primary colors. Seems like the message today is that girls won't know to play with toys unless cued by pink.

If you decide on beige, I would at least choose a rug with a border so it defines the space. Otherwise, it will just blend with the floor. I'd probably choose a rug with some interest though. That way you can incorporate different textiles in the pillows to break up the leather. apple_pie_order
Thanks for additional info on tiles and budget. I agree with Eileen's suggestions. You'll need an estimate for a new toilet installation: if you are in a condo or townhouse building, it should be pretty easy to find out who's done similar change outs.
The other unknown cost item would be removing the tile and replastering or wallboarding the area. If it is a good solid mud job, it will be a lot of work. If it happens to be plastic tile, it should pop right off. So first choice would be remove tile, second choice, paint over tile. THere are special paints for tile or you can use oil based paint as people have done for decades. There are also refinishers who use epoxy based paint and heat lamps (big job for pros, lots of chemicals to avoid breathing).
My guess on budget breakdown: $1500-20% reserve: $1200. Mostly DIY.
$400 Toilet replacement, new seat and professional installation (could be much higher)
$50 Paint over wall tile
$50 paint walls
$500 replace vanity, faucet, plumbing
$100 replace lighting (DIY, electrician charges would increase cost considerably)
$100 replace shower curtain, add bath mat and new towels, possibly new towel bars
total $1200. Use reserve of $300 if you need new GFCI outlets or run into difficulties with anything, or for permits if needed.

I would only paint the sofa wall the colour of your cupboard. I don't think it would be a problem. You have a large window on the opposite side, plus it would really set off your cow print and the sofa AND link in your armoire... In the evening you could either go cosy (rooms that have darker walls seem more closed in and cosier) or pump up lighting to keep it looking light.

The radiator is the only heat source in the room currently, so it would presumably be an issue to put electrical items next to it. I'm contemplating putting the tv above the fireplace though would be keen to make an artists impression of this first. Alternatively another cabinet where the tv is could limit its impact on the room if I could find something suitable. I guess I'm going home to put a blue blanket behind the cows to see how it looks. It would certainly be great to have this room feeling cosy in the evenings given its current soulless state. Thanks.
