About us

Leotta & Co is a principal-led real estate agency providing property management and property sales across the Cassowary Coast and surrounding hinterland. We work with landlords, investors, sellers, buyers and tenants across Innisfail, Tully, Mission Beach, Babinda, Cardwell and the region’s coastal, rural and lifestyle communities. For landlords and investors, we provide structured residential property management focused on clear communication, careful tenant selection, proactive maintenance and long-term asset performance. Our work includes rental appraisals, leasing, routine inspections, lease renewals, arrears management, maintenance coordination and advice grounded in the property and local rental market. For owners preparing to sell, we handle residential, rural, lifestyle, acreage, coastal and commercial real estate. Each market appraisal and sales campaign is shaped around the individual asset, its likely buyer pool and the way that part of the market actually behaves. Buyers can explore homes, investment properties, rural holdings, lifestyle acreage and coastal property with advice grounded in local conditions. Tenants can find available rental properties and clear information about applying, leasing and living in a managed property. The Cassowary Coast is not one uniform property market. Buyer demand, rental conditions, pricing and campaign timeframes vary between Innisfail, Tully, Mission Beach, Babinda, Cardwell and the hinterland. Understanding those differences is central to the advice we give. Leotta & Co is deliberately structured around considered advice, disciplined execution and accountable service. We do not chase volume or manufacture urgency. We take the time to understand the property, the circumstances and the desired outcome before recommending what should happen next. • Selling a house on the Cassowary Coast works best when the plan fits the town. Innisfail buyers are often drawn by work in health, commerce and regional services. Tully's market is practical and closely tied to cane farming and local industry. Mission Beach attracts lifestyle, holiday-let and interstate buyers. Our new guide brings the whole process together: appraisal, choosing an agent, Queensland's seller disclosure requirements, pricing, offers, settlement and costs. • What are a landlord's responsibilities in Queensland? Providing a safe, compliant home that meets the minimum housing standards. Lodging the bond with the RTA. Testing smoke alarms within 30 days before each tenancy. Following the rules on entry, repairs, rent increases and water charges. And ending a tenancy only for a reason the law allows, with the right notice. Each responsibility is straightforward. The challenge for most owners is keeping track of every date and keeping the records that support each decision. Our new Knowledge Centre guide brings it all together, including a quick table of key timeframes. https://lnkd.in/gXSQ7Tzq If you're thinking about renting out a property on the Cassowary Coast, you can request a free rental appraisal here: https://lnkd.in/g-Az-2SA

  • Cyclone season officially runs from 1 November to 30 April, which makes October the natural time for property owners in Far North Queensland to get ready. We've written a practical guide for Cassowary Coast owners, landlords, tenants, buyers and sellers. It covers pre-season checks on roofs, gutters, drainage and trees, why insurance is best reviewed well before a cyclone is forecast, emergency contacts and repair authority for rental properties, and how the wet season affects selling and buying. Good preparation makes the season a normal, manageable part of owning property here. https://lnkd.in/gzuAjUVn

  • Auction or private sale? For most homes on the Cassowary Coast, the answer is private sale. Auctions are uncommon in our part of Far North Queensland, and Queensland's rules shape how each method works. At auction, only registered bidders can bid, agents can't give a price guide, and the buyer has no cooling-off period. In a private sale, buyers can make offers subject to finance and inspections, and have a five business day cooling-off period. Either way, sellers must provide a disclosure statement under the seller disclosure scheme that began on 1 August 2025. Our latest Knowledge Centre guide explains both methods and how to choose the right one for your property: https://lnkd.in/gJFjaced Thinking about selling? • Farm biosecurity when selling: buyers welcome, on the owner's terms. For working farms on the Cassowary Coast, a sale brings new visitors to the gate: buyers, valuers and sometimes contractors. Under Queensland's Biosecurity Act, everyone has a general biosecurity obligation, and visitors are expected to follow the owner's biosecurity plan and conditions of entry. In practice, a short set of written entry rules does most of the work. A clear meeting point and visitor parking, clean footwear and vehicles, set tracks and accompanied visits make inspections easy to arrange, and they show buyers a farm that is run with care. Banana and cane farms take extra care because both industries operate under Queensland biosecurity zones. Our new guide covers the law, simple entry rules and what to expect from your agent: https://lnkd.in/g9zS5QMm At Leotta & Co, farm appraisals are led by David Leotta and are fully confidential. We walk the farm with the owner and follow its biosecurity requirements from the moment we arrive. Book a free market appraisal: https://lnkd.in/gH8q_-wd

  • Selling acreage on the Cassowary Coast works differently from selling a house in town. Acreage buyers are usually weighing up the land as much as the home: where the water comes from and how reliable it is, whether the wastewater system is approved and serviced, how the access holds up in heavy rain, and how much of the land is genuinely usable. That's also why acreage is priced on usable, well-serviced land rather than total hectares. Our new Knowledge Centre guide sets out what to prepare before listing, how to think about pricing when truly comparable sales are thin, and how to present acreage so buyers can see what they'd do with it. • Pet requests look like a small part of managing a rental, but they matter. In Queensland an owner has 14 days to answer in writing, and only certain reasons count for saying no. If that's missed, the request is treated as approved. The upside is that a well-handled yes, with sensible conditions and good records, can open a property up to more good tenants. If you own a rental on the Cassowary Coast and want to talk through how your property would suit tenants with pets, send me a message.

Can a landlord refuse pets in Queensland? Yes, but only on the grounds set out in Queensland's rental law, and only in writing within 14 days of the tenant's request. A general "no pets" policy isn't a valid reason, and a request that isn't answered properly in time is treated as approved. For owners, the more useful question is when a yes makes sense and how to set it up well. Our latest Knowledge Centre guide covers the allowed grounds for refusal, which conditions are reasonable and which have no effect (a pet bond, for example), how pet damage is handled, and how Cassowary Coast Regional Council's local laws fit in. • Most farm sales come down to two questions. When I was running banana farms, and later doing contract work on many others, I saw again and again what buyers want first: exactly what's included, and the real detail on the crop or livestock. Sellers who have that ready make it easy for a buyer to say yes. We've put everything a farm owner needs to know into one guide, from the appraisal through to water, biosecurity and GST. I lead our farm appraisals myself, and every conversation stays confidential. If you're weighing up a sale, now or down the track, send me a message and we'll have a yarn.

Selling a farm on the Cassowary Coast: where to start. A working farm is sold as a business as much as a property. Buyers of cane, banana, tropical fruit, grazing and aquaculture operations want two things early: a clear list of what is included, and the details of the crops or livestock that come with it. Our new guide sets out the full process for farm owners: valuing the working operation when comparable sales are limited, walk-in walk-out versus bare sales, agreeing the crop in the ground, confirming water licences and biosecurity, preparing seller disclosure, and checking the ATO's GST rules for farmland with an accountant. At Leotta & Co, David Leotta leads our farm appraisals personally. He has managed two banana farms, including one of the largest in the region, owned a farm growing bananas, pawpaws and small crops, and has extensive aquaculture experience. Every farm conversation is fully confidential. Read the guide: https://lnkd.in/giNJXMwH Request a confidential free market appraisal: https://lnkd.in/gH8q_-wd
