Ardeer, from planning through to handover. This video was filmed earlier in the year, when the project was tracking towards an August 2026 completion. Since then, construction has wrapped up and the development is now at handover stage. The video gives a good snapshot of the Ardeer journey, including what we had already delivered in the area, what was under construction at the time, and how the project was progressing on site. What will define the next generation of Australian housing? Goran Sugarevski and Bella Cinque recently attended Urbanity 2026 in Queensland on behalf of S3 Capital Group. Across three days of presentations, panel discussions and a project site visit, one message came through clearly: the future of property development will not be shaped by one single solution. It will require a more considered balance between housing supply, affordability, liveability, technology, sustainability and long-term operational performance. For Build-to-Rent in particular, the discussions reinforced that success extends well beyond delivering the building itself. It requires a clear understanding of the resident, a strong operating model, professional management and homes that people genuinely choose to stay in. Technology and AI will also play an increasingly important role by reducing repetitive administration, improving project visibility and supporting better decision-making. However, technology should support clearly defined processes and experienced human judgement, rather than replace them. Quality, wellness, practical amenity and resident experience were also recurring themes. As the rental market continues to evolve, professionally managed housing will need to offer more than accommodation. It must provide comfort, security, flexibility and long-term value. The site visit also provided an opportunity to see how design, amenity, operations and resident experience come together beyond the planning stage.
