Helping international buyers own and care for homes in Japan, in English, with trusted local Japanese partners

概要

AkiyaHub is a membership-based platform and advisory that helps foreigners and overseas buyers find, evaluate, and buy homes and investment properties in Japan, 100% in English, from anywhere in the world. Buying in Japan can feel like a black box if you don’t speak the language or know the local systems. Agents don’t reply, listings are outdated, and it’s hard to know who to trust or what a property will really cost. We exist to fix that. *What we do - Membership platform built for foreign buyers Tools, filters, and education designed specifically for people buying from overseas, not repurposed from the domestic market. - Better data, fewer dead ends We help you focus on real, active opportunities instead of chasing listings that are already gone or never existed. - Clear roadmap from “someday” to signed contract Step-by-step guidance from first search through offer, contract, and closing so you always know what happens next. - Bilingual team in Japan Our in-house, Japan-based team handles the Japanese side of the process with our licensed partners, then explains everything to you in plain English so you can make confident decisions. - Trusted local partners across Japan Renovation, ongoing home care, legal, insurance, and more, coordinated when you need them through our network of vetted Japanese businesses. *How we’re different We’re not a commission-based brokerage trying to push specific listings. We’re a buyer-paid platform and advisory focused on helping you decide if a property is right for you, and helping Japanese local partners build sustainable businesses by serving international homeowners. Start with our free Market Match Snapshot to understand what’s realistic for your budget and goals in Japan, then decide how far you want to go.

Two years ago, I moved to Japan with the goal of connecting my Japanese-American heritage with my international business education. Earlier this year, I was excited to take another step in that journey by joining the AkiyaHub team. At AkiyaHub, we help foreign buyers navigate the process of purchasing property in Japan, whether they are looking for a vacation home, a family base, or investment opportunities in high-demand areas. In my role, I lead consultations with prospective buyers from around the world, help them clarify their goals and criteria, support them throughout their property-buying journey, and coordinate with our network of over 300 local partners across Japan. This position connects with both my personal and professional background. Growing up in West Tokyo gives me firsthand knowledge of the neighborhoods I help buyers explore, while my consulting experience in the United States helps me bridge not only the language gap, but also the cultural and procedural differences between buying property in Japan and abroad. A few highlights from the journey so far: 🎉 Personally supported more than 300 buyers as they explored and navigated the process of purchasing property in Japan. 🏡 Contributed to our highest recorded number of closings in a single month, helping buyers move from initial inquiry through to getting their keys and on the ground support setup. 🎙️ Featured in my first buyer journey episode, where I interviewed members I supported about their experience purchasing a home in Japan with our help. Watch it here: https://lnkd.in/g7EuexAb I’m deeply grateful for the opportunity to work alongside such an incredible team. I’m especially thankful to Nicole Lee, Brett Lee, and Emily Kuno for their mentorship and support. Although AkiyaHub has been operating for just over a year, the team’s innovation, dedication, and perseverance is truly inspiring. I’m proud to be part of what we’re building and excited to see where our efforts take us next. If you’re considering buying a home in Japan, having the right local team can make all the difference. We’re proud to support the Japan Real Estate Summit this October and excited to have two members of the AkiyaHub team speaking at this year’s event. Brett Lee, our CEO and co-founder, will speak on Western Expectations vs. Japanese Mentality. Emily Kuno will lead Step Zero: Before the Hunt, a practical workshop for anyone considering buying a home in Japan. Before browsing listings, buyers need clarity on the fundamentals: • Why do you want a home in Japan? • How will you use it? • Which regions fit your goals? • What budget is realistic? • What does ownership look like from overseas? If you’re considering buying property in Japan, this is the right conversation to have before you start the search. Join us in Tokyo on Saturday, October 17. Helping foreigners buy homes & investment properties in Japan 100% remotely

I’m excited to share that I’ll be speaking at the Japan Real Estate Summit this October! ✨ AkiyaHub has loved being part of this bi-annual event and meeting the buyers, investors, operators and Japan-based professionals who come together each time. This year, our CEO and co-founder Brett Lee will be speaking on Western Expectations vs Japanese Mentality and I’ll be leading Step Zero: Before the Hunt, a practical workshop for anyone considering a home in Japan. I’ll be talking through the questions worth answering before you start scrolling listings: why you want a home here, how you’ll use it, which regions fit, what to budget, and what ownership looks like when you’re away. I’d love to see you in Tokyo on Saturday 17 October! More information and tickets: https://lnkd.in/d9K_P9CA

"Property management" wasn’t built for this. Home Stewardship is. As more foreigners buy second homes and vacation properties in Japan, there’s a temptation to build a separate ecosystem just for them. We think that’s the wrong approach. We’ve just certified our first AkiyaHub Home Stewards in Japan: Local Japanese businesses equipped to care for homes owned by people who may spend much of the year overseas. We could have simply hired more people and done everything in‑house. But that wouldn’t help local businesses grow. And it wouldn’t help keep these communities alive. Instead, we asked a different question: How do we find trusted partners in each area, expand their capabilities, and make it efficient and easy for them to provide high‑quality service to international homeowners? That’s where Home Stewardship comes in: Local care Home Stewards are rooted in their communities. They provide the eyes, ears, and hands a homeowner needs when they’re not in Japan. Shared standards We define the standard for home stewardship: training, certification, workflows, and clear expectations so homeowners know what level of care they’re getting. One platform, two languages Homeowners interact in English. Japanese partners work in Japanese. Our technology handles the complexity between them so everyone can focus on the home. As international demand for Japanese homes grows, we don’t believe the answer is to build a separate “foreign” ecosystem around those buyers. We believe the answer is to help them plug INTO the Japanese ecosystem that already exists, and to help that ecosystem thrive. AkiyaHub’s role is to build the bridge: Bringing international demand to Japanese businesses, and giving those businesses the tools to serve that demand well and strengthen their local economies. Home Stewardship is one example of what that can look like. Our first certified Home Stewards are just the beginning. Read more: https://lnkd.in/gU7n9DRq

If you’re an English-speaking foreigner thinking about buying a home in Japan, step 1 is NOT scrolling through listing sites. That’s how most people end up overwhelmed, confused about the process, and worried they’ll miss something important with taxes, visas, or paperwork. We broke down the real buying journey from Step 0 to keys-in-hand: what decisions come before listings who you actually need on your team (and who you don’t) where AkiyaHub fits into the process If you’re even considering owning in Japan in the next few years, read this before you open another listing site https://lnkd.in/g_2K58ZG

I quit my stable job. Be kind.

I went to a real estate event last weekend. Although it's seemingly completely unrelated to job search or recruiting in Japan, and im not sure if id be buying a house in Japan, it actually reminded me exactly why I started AI Recruit I talked to founders, freelancers, business owners. people who've been in Japan for 20 years and still don't own a home here. people who just arrived and are already thinking "what if this becomes my life?" The energy in that room was amazing. someone traveled from Canada just for this. someone from Hokkaido. someone from Malaysia. pretty cool, yea? But one conversation hit different. I met a guy — by title - he is not in sales, but tech if I remember right — and I was sure he must be a salesperson. He just had that energy. Turns out he just genuinely loves his product. Loves his team. Loves his work. You could feel it. And I stood there thinking: that's it. That's what I want for every single person I help. That's why I want to improve job search, hiring processes in Japan. Not to fill a role. Not to hit numbers. But because when someone is in the right job - one they actually love - you would feel it from across the room. And that changes everything. For them, for their team, for their company. Founders have that fire because they chose their path. I want to help more people feel that same way about the path they're on. Thanks to the JP Real Estate AkiyaHub Brett Lee Shu Matsuo Post Emil Gorgees Alicia Wang for the reminder 🔥

Director of Publications at AkiyaHub | Helping global buyers navigate Japanese real estate with clarity and confidence

For the past eight months, I’ve had the privilege of working in what genuinely feels like a dream role. Last summer, I joined AkiyaHub as a writer and editor, helping build educational resources for people navigating Japanese real estate from abroad. Four months later, I was promoted to Director of Publications, where I now lead the development of our guides, long-form publications, and editorial systems. In that time, I’ve had the chance to: • help build a growing knowledge library used by buyers around the world • publish a 175-page relocation handbook for our Try-Before-You-Buy program • contribute to long-form video storytelling and educational media • work alongside an extraordinarily thoughtful and talented team What makes this work meaningful is simple: we help people turn uncertainty into understanding, and understanding into real-life decisions. I’m deeply grateful to the colleagues, mentors, and friends who helped me reach this point (especially Margot Lyon and Kimberly Murphy, whose inspiration made all the difference) and to the brilliant team I get to learn from every day. Excited for what comes next.

Helping foreigners buy homes & investment properties in Japan 100% remotely

Eight months ago, I moved to Tokyo and joined AkiyaHub, the #1 global platform for foreigners buying homes in Japan. Since then, it has been an intense, eye-opening, and incredibly rewarding experience. Growing up half Japanese and half Australian, this work feels like a true merging of cultures for me. Being able to bridge language, expectations, and ways of thinking between people from different parts of the world is something I find deeply meaningful. In the past eight months I’ve had the opportunity to: • Speak with hundreds of members from around the world who are exploring the idea of building a life or investment in Japan • Provide interpreting and translation between English-speaking members and Japanese-speaking agents and partners • Support members at different stages of the property journey, from their first questions through to purchase and beyond • Attend property viewings and assist with communication, on-site interpretation, and member support • Prepare research and property reports to help members understand the details, risks, and opportunities of each property I also recently had the chance to appear on the AkiyaHub YouTube channel alongside a wonderful couple of my clients, sharing a bit about their journey purchasing property in Japan. My anthropology brain is constantly switched on in this role. Every conversation reveals something new about how people approach home, culture, and belonging. It’s challenging work, but deeply rewarding. Most of all, I’m grateful to be part of a team that genuinely cares about helping people. I’m especially grateful to Brett Lee and Nicole Lee for their guidance and support along the way. Looking forward to everything still to come.
