The need for social infrastructure is urgent. Get it right, and it strengthens civic life, city quality and real estate value all at once. Carol Coletta, Strategic Advisor and Bloomberg Public Innovation Fellow, Coletta and Co., sees real strength already in place: "There is so much good social infrastructure in European cities. We just need more of it, and we need to be thinking on a bigger scale." Her challenge to the industry is direct: ULI members have an opportunity, a responsibility and a self-interest in promoting good social infrastructure. Europe's competitive future rests on more than economics and capital - they tell only part of the story. Places and public life tell the rest. See below why Carol thinks this belongs at the centre of the conversation.

Decarbonisation and energy efficiency are not the only priorities shaping real estate’s sustainability agenda. Affordable housing and physical risk are also top of mind. Across European real estate, two questions now demand urgent attention: 1. Housing people can afford. 2. How floods, storms and extreme heat are affecting the value and performance of buildings. Neither can wait for the market to recover. On 5 November in Dublin, the ULI C Change Summit puts both on the table. The day opens with Sandrine Dixson-Declève, Honorary President of the Club of Rome and one of Europe's leading voices on sustainability. Richard Shakespeare, Chief Executive of Dublin City Council, follows with the view from the host city. Our final keynote, Rishi Jain, Director of Impact at Liverpool FC, will take you outside real estate to show how one of the world's most recognised sports brands made sustainability part of how it works, on and off the pitch. Then it's over to you. You'll spend the day with You'll spend the day with real estate industry leaders working on practical answers. A few highlights: - Adaptive reuse: Europe has an estimated 30 million vacant or underused buildings. Help build a framework to turn more of them into affordable homes. - Affordable housing business models: new C Change for Housing research on turning avoided costs into investable value. - Physical risk: co-created with First Street and Tim Barlow, this workshop explores how heatwaves, floods and storms are already shaping building performance and investor pricing. Use real-world examples and practical tools to make your portfolio more resilient. - Transition risk and Preserve: find the point where future risks start to hit asset values and how to price them into your models. - Housing Europe's Future: a panel with Eamon Ryan of the European Commission Housing Advisory Board and Enda McGuane of the Land Development Agency. For eligible ULI members, Product Council sessions take place the day before, on 4 November. These are conversations the whole industry needs to be part of and we hope you'll be in the room. ULI members attend at a reduced rate. See the programme and register your place: https://lnkd.in/e527E6GV

Europe's cities need good housing, affordable housing, places to work, quality of life, transport and infrastructure to support it all. For Nick Searl, Strategic Advisor at Urban Partners, that's the baseline, not the ambition. The more difficult challenge is that "There is still a yawning gap between the city's understanding of what investors need to invest, and investors' understanding of what cities really want and need." Closing that gap is what turns ambition into delivery. There's reason for optimism too. New structures are being created now to bring finance and capital to long-term urban regeneration, exactly the kind of shift this gap needs. It's one of the defining delivery questions for Europe's future. Watch how Nick sees this playing out below.
