Housing supply has eclipsed pre-pandemic levels: Inventory now exceeds levels seen in 2019—the last “normal” housing market. There are now 1.15 million unsold homes on the market nationally, up 5% from this time last year. Markets that have been supply-starved, including parts of the Midwest and Northeast, are starting to see supply build. What are you seeing in your market?

And increasingly, that work is powering platforms, advertising businesses and AI systems that generate value far beyond a single transaction. The Wydler Brothers make the case that agents deserve something more than a place in that system. They deserve a voice in how the value they create is used, distributed and monetized. The Compass-NWMLS settlement creates more choice for agents and their clients, regardless of the brokerage name on the door. Agents across Washington can now use phased marketing strategies like Coming Soon without being fined by NWMLS. Zillow and other portals will be required to display listing agent information prominently alongside their listings. NWMLS watermarks will come off listing photography. And brokers will gain better access to the data they need to serve their clients. That’s progress worth celebrating.
