The housing market is picking up momentum heading into spring. Redfin’s latest monthly housing market report found U.S. home prices rose 2.4% year over year in April, the biggest increase in over a year, while pending home sales climbed to their highest level since 2023. At the same time, active listings have hit the highest level since 2020. It’s still a buyer's market, but it’s starting to look more balanced than it did just a year ago. Homebuyers have more choices and more time to make decisions as the market has slowed this summer and sellers are increasingly adjusting their expectations to match. Well-priced, move-in-ready homes are still selling quickly, showing that buyer demand is strong for desirable properties. Everyone’s heard that the typical first-time homebuyer is now 40, but Redfin’s analysis of U.S. Census Bureau data tells a different story: 35. Redfin Chief Economist Daryl Fairweather, PhD explains why the numbers differ, and why 2025 opened the door for younger buyers again.

Prospective home sellers are backing off because homebuying demand has slowed down. Pending home sales ticked down 0.2% week over week during the week, ending May 31st - a small decline, but the third in a row. “The market has been tilted in buyer’s favor for many months, but their advantage started to shrink last month. More than half of homes are selling above asking price in Newark, San Francisco, San Jose and Nassau County, making them some of the most competitive housing markets in the country. In the Bay Area, AI-driven hiring continues to fuel demand and bidding wars. Across the Northeast, tight inventory is keeping competition high.
