More homes are hitting the market, but buyers aren’t exactly rushing in. New listings just reached their highest level in four years, while pending home sales fell to their lowest level since February and mortgage rates climbed to their highest point of the year. But depending on where you live, the story looks very different. In our new series, This Week in Housing, Redfin Chief Economist Daryl Fairweather, PhD breaks down what’s happening in West Palm Beach, San Francisco and Seattle, and how local jobs, wealth and affordability are shaping each market. Watch the first episode, then head to Redfin News for more housing market data and analysis. https://lnkd.in/eKmEReCX

For years we talked about inventory as though more supply would unlock the market. Now listings are increasing and buyers still aren't responding proportionately. That suggests the constraint is bigger than inventory and probably bigger than rates alone. Affordability matters, but so does confidence. Consumers need confidence in their employment, the economy, home values and ultimately the decision to transact. The mortgage industry can't manufacture consumer confidence. But we can control how effectively we compete for the consumers who are ready to move.

The market may be cooling, but opportunities remain for buyers and sellers who understand their local market. 🏡 Local trends matter more than headlines great insights for real estate professionals navigating today’s market.

More listings but buyers holding back. That is the national story. But the real signal is local. West Palm, San Francisco, and Seattle are moving differently. That is where the opportunity lives. For agents, the marketing edge is in telling the hyper local story. Buyers want to know what is happening on their street not just the national average. That is the message that cuts through. The headline is noise. The neighborhood tells the truth.

More inventory can create new opportunities, but local market conditions still make a big difference. This is a good reminder of why buyers and sellers should pay attention to what’s happening in their specific market.
