This week, 1 Hotels opened its first Texas property, a luxury lifestyle hotel inside Austin’s Waterline development, created by Lincoln Property Company and Kairoi Residential. The 74-storey mixed-use tower gives the hotel a prominent address. The more consequential work is making it relevant after guests have checked in. The property includes a restaurant, Alteno, from Chef Johnny Curiel who has two other restaurants with Michelin star awards. At street level, Neighbors Café and Wine Bar opens to both the lobby and the neighbourhood. Three food-and-beverage venues, a wellness floor, local programming, and more than 10,000 square feet of event space create reasons to use the building across the day. That is commercial activation in practice. In mixed-use development, the hotel, residences, retail offer, public realm, and local partnerships cannot operate as separate workstreams. People experience one place, often in the space of a few hours. The opening creates awareness. Repeat local use is what gives the asset a life beyond its room inventory. Renovating a hotel while it remains open creates unique responsibilities that extend well beyond the construction scope. Guest arrivals will continue. Restaurants, meetings and events remain on the calendar. Revenue-generating areas of the property must be protected whenever possible. And of course, your staff must be able to continue to excel at their roles. At The Stoneleigh, we managed a comprehensive nine-month renovation across seven carefully sequenced phases. Our work encompassed the transformation of 176 guestrooms, specialty suites and corridors, as well as the beautiful lobby, restaurants, bars, private dining rooms, ballrooms, meeting areas, patios, pool amenities and an expanded fitness center. The Stoneleigh is not just a Dallas hotel. This iconic property has been a part of the city's rich history for many years. This added a considerable focus on preservation to the legacy elements of the property, while still ensuring the transformed spaces were fully reimagined. The project required careful sequencing to ensure our team could protect hotel operations, preserve the property’s historic architectural character and complete the guestrooms ahead of schedule. This is why hospitality-specific construction experience matters so much. An experienced renovation partner understands that the project cannot be planned in isolation. Construction decisions must account for operations, employees, guests, schedules and the financial priorities of the property.
