A quick check that should never get pushed to the bottom of the list. 🚨 In Ontario rental units, landlords are responsible for maintaining smoke alarms in operating condition and testing them at least annually and after every change in tenancy. Test them. Document it. Replace them when required by the manufacturer. It’s a small part of property management with a very big purpose. Consider this your reminder to check yours. ✔️ This content is for general informational purposes only and does not constitute legal advice. Requirements can vary by property and circumstance. Consult the Ontario Fire Code, your local fire department or a qualified professional regarding your property.

Handover arguments usually start weeks after the inspection: “That was already like that.” A joint void handover inspection helps prevent that conversation. The client and contractor walk the property together, checking the agreed standard room by room. Any issue is captured live, while everyone is looking at the same thing. The process is straightforward: • Record snags during the inspection • Agree what needs correcting • Assign responsibility clearly • Date the actions • Sign off against an agreed standard That creates a shared record of the property’s condition at handover, not competing recollections after the fact. For social landlords and housing associations, this means fewer avoidable disputes, clearer accountability and a smoother route from completed works to a lettable home. A letting agent has just been fined over something sitting in thousands of agency folders right now. Not a dodgy deposit. Not a missing gas safety certificate. A tenancy template. Chesterfield council's penalties came to £8,652. What caught the agent out is something many branches still do out of habit, five months after it stopped being allowed. There was a second penalty too, and it's the kind of thing that happens in a tense phone call, not on paper. Both are in this morning's In The Clear Digest, along with a separate case where a court fined an agent £40,000. If you haven't opened your tenancy template since spring, read this week's edition before you send the next one. Founding rate £240 a year, locked for life. Free sample edition available if you want to see the format first. #RentersRightsAct #LettingAgents #Lettings #PropertyCompliance #PRS

🏠 Being a landlord comes with responsibilities and ignoring them can be very costly. A recent case in County Durham is a stark reminder of why landlords cannot afford to neglect their properties. A landlord has been ordered to pay £28,500 after failing to address serious hazards in a rental property occupied by a mother, her newborn baby and a disabled child. The conditions reportedly included no heating or hot water due to a broken boiler, damp and mould, electrical faults and carbon monoxide hazards, failure to comply with council improvement notices, and failure to obtain the required selective licences for three properties. Despite repeated warnings from Durham County Council and assurances that repairs would be carried out, the necessary work was not completed. Perhaps most concerning, the court heard that the landlord had never visited the property since becoming its owner, apart from viewing it before purchase. This case highlights a few important lessons for landlords: 👉 Regular property inspections matter. You cannot manage what you don't check. 👉 Tenant safety must come first. Heating, electrical safety, damp and mould are not issues that can simply be put on the back burner. 👉 Know your legal obligations. Licensing requirements and council notices must be taken seriously. 👉 Communication is not enough. Promising to carry out repairs means very little if the work never happens. Good property management can protect your investment! That's where we come in top help. ⚖️ Hinton v. Toronto Standard Condominium Corporation No. 2587, 2026 ONCAT 172 An important Ontario condo decision regarding e-bikes and fire safety. 🚲🔋🔥 TSCC 2587 adopted a rule prohibiting e-bikes and similar electric devices from being stored, transported or charged on the condominium property. A unit owner challenged the rule, but the Condominium Authority Tribunal (CAT) dismissed the application and upheld the condo corporation’s rule. 💡 Key takeaway: Better to be proactive than reactive. As a board member myself at my community, I will be 100% bringing this up to my board and have this 100% implement as a building rules as I don’t want battery explosion in the building.

Cities Say Local Permits Not 'Hurdle' To Broadband By Nadia Dreid https://lnkd.in/gnevSvd8 Law360 (September 22, 2026) -- The United States Conference of Mayors, the National League of Cities, the National Association of Counties and the National Association of Telecommunications Officers and Advisors came together Monday to tell the FCC that it lacks both the authority and the "necessary expertise" to adopt the rules that it is pondering. Specifically, the organizations told the FCC it "does not have the statutory and quasi-judicial authority to establish regulations governing local land-use decisions" and "also lacks the necessary expertise to issue reasonable rules on land use and compensation for land use without the rules being considered arbitrary and capricious."

🛠️ When Can a Tenant Legally Withhold Rent for Repairs? 🛠️ Under the implied warranty of habitability, tenants must be provided with functional heat, running water, electricity, and secure door locks. If critical systems fail and remain unaddressed after written notice, statutory laws may allow tenants to deposit rent into court escrow or withhold funds legally. 🗄️ Categorize repair tickets strictly. Treat heat, water, and security issues as immediate 24-hour priority dispatches. #Habitability #LandlordTenantLaw #PropertyManagement #TenantRights #DIYLandlord
