A quick check that should never get pushed to the bottom of the list. 🚨 In Ontario rental units, landlords are responsible for maintaining smoke alarms in operating condition and testing them at least annually and after every change in tenancy. Test them. Document it. Replace them when required by the manufacturer. It’s a small part of property management with a very big purpose. Consider this your reminder to check yours. ✔️ This content is for general informational purposes only and does not constitute legal advice. Requirements can vary by property and circumstance. Today, we honour the children who never returned home from residential schools, the Survivors, their families and the communities who continue to carry the impacts. 🧡 As a property management company working across Simcoe County and surrounding regions, we recognize that the communities we serve are situated on lands with deep Indigenous histories, cultures and connections that continue today. The National Day for Truth and Reconciliation is an opportunity to listen, learn and reflect on the history and ongoing legacy of residential schools in Canada. Reconciliation is an ongoing responsibility, and we all have a role to play. Every Child Matters.

There’s a lot changing for Ontario landlords right now. The good news? Our clients don’t have to navigate it all alone. Larry is a licensed paralegal and part of the North Simcoe team, helping our clients navigate the legal side of managing their rental properties. And for the properties we manage, his legal services are included at no additional cost. Just one more way we help take some of the pressure out of being a landlord. Can an Ontario landlord tell a tenant they’re not allowed to have guests or overnight visitors? Generally, no. Ontario’s standard lease guidance specifically identifies terms banning guests, roommates or additional occupants as void and unenforceable. But, as with most landlord-tenant rules, there can be important distinctions. Tenants remain responsible for their guests’ behaviour, and municipal occupancy standards still apply. Situations involving common areas, safety, trespass, damage or someone effectively becoming an occupant can also require a closer look at the specific circumstances. Knowing where your rights end and your tenant’s begin is a big part of managing a rental properly. That’s why North Simcoe clients have legal support built into their property management. *This content is provided for general informational purposes only and is not legal advice. Because when you’re responsible for someone’s investment, you don’t wait for the next season to arrive before preparing for it. The season just changed. We’re already one season ahead. Nobody told us “to the window, to the wall” would eventually become part of the job description. 😂 Some days property management looks like tenant screening and paperwork. Other days, you’re standing in the middle of a gutted unit, phone in hand, coordinating the next step. Renovations. Contractors. Maintenance. Turnovers. Unexpected problems. There’s a lot happening behind the scenes to keep a rental property moving forward. Your investment. Our phone calls. Our problem to solve. Ready for someone else to coordinate the chaos? Visit North Simcoe Property Management to get started.

Approved or denied? 👀 Part 3 Good income. Good credit. Great references. Rent always paid on time. Sounds like an easy approval… until the previous landlord mentions constant neighbour complaints. Tenant screening is about more than checking boxes on an application. Rental history can reveal details that income and a credit score simply can’t. The goal isn’t just to find someone who can pay the rent. It’s to find the right fit for the property and the community around it. Would you approve or deny this applicant? Tell us below.

You shouldn’t have to manage your property manager. That’s kind of the whole point. 😉 Good property management should mean less on your plate, not another person you have to chase for updates. It means having a team that stays ahead of the details: tenant communication, maintenance coordination, inspections, documentation, rent increases, compliance and the unexpected issues that inevitably come with owning a rental property. You should know your investment is being looked after, without having to be involved in every little thing happening behind the scenes. Your property. Our responsibility to manage it well. Ignoring a maintenance issue doesn’t make it disappear. It usually just gives it more time to get expensive. 👀 A small leak can become water damage. A loose railing can become a safety concern. A minor exterior issue can turn into a much larger repair. For landlords, proactive maintenance is about more than keeping a property looking good. It helps protect the condition and value of your investment, keeps tenants safer and more comfortable, and gives you the opportunity to address small problems before they become bigger ones. That’s also why regular inspections, clear documentation and responsive maintenance matter. The best time to deal with a property issue is usually before it becomes an emergency. North Simcoe Property Management helps landlords stay ahead of the details across Simcoe County, York Region, Peel Region, Dufferin County and surrounding communities.

The stove stops working. Who’s responsible? 👀 In most cases, regular maintenance, age and normal wear and tear fall to the landlord. But if the damage was caused by the tenant’s actions, that can change who’s responsible. That distinction matters. Knowing why something stopped working is just as important as knowing that it did.
