You shouldn’t have to manage your property manager. That’s kind of the whole point. 😉 Good property management should mean less on your plate, not another person you have to chase for updates. It means having a team that stays ahead of the details: tenant communication, maintenance coordination, inspections, documentation, rent increases, compliance and the unexpected issues that inevitably come with owning a rental property. You should know your investment is being looked after, without having to be involved in every little thing happening behind the scenes. Your property. Our responsibility to manage it well. Serving landlords across Simcoe County, York Region, Peel Region, Dufferin County and surrounding communities. https://loom.ly/itcu_v0

San Diego rental housing regulations are constantly evolving—from local rent stabilization guidelines to tenant protection ordinances like AB 1482 and city-specific rules. Staying compliant protects your investment and ensures smooth, long-term tenancy. Here are three key areas every local property owner should review regularly: Required Disclosures: Ensure all lease agreements reflect updated state and local notice requirements. Security Deposit Limits: California law capped security deposits for most residential properties at one month’s rent—double-check your leasing terms. Maintenance Timelines: Clear, documented workflows for habitability requests keep your property in compliance and reduce turnover. At Lofty Property Management, we help property owners stay ahead of legislative updates with seamless leasing, tenant screening, and property upkeep across San Diego County. Have questions about your rental property’s compliance? Reach out to our team today! 📞 Phone: 858-254-0033 🌐 Website: https://lnkd.in/gVMvPvmt 📜 DRE License: #01426515

5 things every Fort Lauderdale landlord should be doing (but most aren't): 1️⃣ Benchmark your rent quarterly The Fort Lauderdale rental market shifts fast. What was market rate 6 months ago may be $150 under today — or pricing out good tenants. 2️⃣ Document every maintenance request in writing Verbal agreements don't hold up in Broward County housing court. A simple email trail protects you. 3️⃣ Run a proper move-in inspection — with photos Security deposit disputes are the #1 source of landlord-tenant conflicts in Florida. Timestamped photos eliminate ambiguity. 4️⃣ Know your 3-day notice requirements Florida Statute §83.56 governs non-payment evictions. Serving notice incorrectly restarts your timeline. 5️⃣ Pre-screen for long-term fit, not just income A tenant who earns 3x rent but moves every 8 months costs more in turnover than one earning 2.5x who renews. At Terratide Holdings, this is the standard we apply to every property we manage across Fort Lauderdale and Broward County. Save this post. Share it with a landlord who needs it. 🏘️ Are landlords and property managers keeping up with how fast rental rules are changing? I’m grateful to be included in RENT Magazine by the American Apartment Owners Association, where I shared updates on three issues affecting housing providers: Albuquerque’s 72-hour habitability response rule, Spokane’s disaster-related eviction hardship defense, and Florida’s electronic eviction notice process. The big takeaway: owners and property managers need clear systems, fast documentation, strong vendor communication, and the ability to respond before small issues become expensive problems. 📖 Read the magazine feature here: https://lnkd.in/gp8zDkEN This is not legal advice. Owners and managers should verify local requirements with the proper professionals. #PropertyManagement #RentalHousing #Landlords #RealEstateInvesting #AlbuquerqueRealEstate #ChristensenProperties #AAOA

🏢 For an Apartment Community, Restoration Isn’t Finished Until the Unit Is Ready Again. When water, fire, or another property loss takes an apartment unit offline, the damage itself is only part of the problem. For the property manager, there is also a vacant unit that may not be generating revenue, a resident who may have been displaced, maintenance resources being redirected, vendors to coordinate, and another item added to an already busy property-management schedule. That’s why I believe apartment restoration has to be approached with the end result in mind. At SERVPRO of Houston County, our work can extend beyond the initial mitigation. From removing damaged materials and drying the structure to cleaning, restoration, and reconstruction, the goal is to help move the property from damaged to restored and ready for its next chapter. And in multifamily housing, communication matters just as much as the physical work. Property managers need to know what is happening, what stage the project is in, what challenges have been identified, and what needs to happen next. A technically successful restoration that leaves management constantly chasing answers still creates unnecessary headaches. The empty, clean apartment in this photo represents what every property manager wants to see after a loss: The emergency is over. The work is complete. The unit is ready again. That’s the finish line. If you manage an apartment community in Middle Georgia, build the restoration relationship before you have units affected by a loss. Knowing who you’re going to call can make the response much easier when something happens at 2:00 on a Tuesday afternoon or 2:00 on a Sunday morning. 💚 SERVPRO of Houston County 📞 478-224-4148 #ApartmentManagement #MultifamilyHousing #PropertyManagement #CommercialRestoration #WaterMitigation #PropertyRestoration #ApartmentMaintenance #FacilitiesManagement #SERVPRO #HoustonCountyGA #MiddleGeorgia

As we head into the autumn months, residents will naturally be spending more time at home 🍂 But what does that mean for property management? Good property management isn’t just carrying out repairs and maintenance, it’s creating places where residents feel proud to call home. Our latest blog post looks at how property management companies can build stronger communities during the autumn and winter months, and what residents, RMC directors, developers and freeholders should look for from their managing agent. I once paid a property manager 8% of my Sacramento duplex's rent for 6 months. Then my tenant called *me* about a leaky ceiling my PM said was "handled." 🤦♀️ I bought my third property, a duplex in Sacramento, and thought a PM would be "peace of mind." For months, rent came in, and I got sparse, vague updates. Then a small plumbing issue began, escalating into noticeable water damage. My PM's responses slowed, often taking days to acknowledge my calls or emails. I'd ask for details and hear "it's being handled," with no real progress shown. The breaking point was my tenant calling *me* directly, frustrated and asking for help. They told me the ceiling was still leaking, despite my PM assuring me it was "taken care of." I realized I was paying a substantial fee to be kept completely out of the loop. My "peace of mind" felt more like paying someone to create more stress. That PM cost me over $1,200 in just six months, for zero transparency. I learned that true peace of mind isn't about blind delegation; it's about informed control. It's knowing exactly what's happening with your investment, without the chase or the worry. I needed a way to professionally self-manage, staying compliant and fully informed. This experience drove me to build a system for landlords to gain transparency, not lose it. It highlighted the vast difference between expensive, opaque PMs and effective self-management. You can gain full control and clarity for a fraction of the cost, starting around $15/mo. For a deeper dive into what that 8% really costs, check out: https://lnkd.in/geh4UisW Is "peace of mind" from a property manager just a fancy term for "out of sight, out of mind"? What's the worst communication breakdown you've had with a PM? 💬 #RealEstate #PropertyManagement #Landlord #LandlordLife #CaliforniaRealEstate #RentalProperty #SelfManaging #LandlordTips
