A growing share of Marin renters' housing costs comes from fees beyond base rent, and one worth understanding is RUBS. Under a Ratio Utility Billing System, landlords in larger buildings separate unmetered utilities, like water, trash, and sewer, from rent and divide them across tenants by formula rather than actual use. These are often not included in advertisements and hidden in long leases, making the cost of housing hard to anticipate. As these unpredictable costs stack onto rent, they can contribute to rent burden and, in some cases, falling behind and eviction. I've spoken to so many Marin renters paying around $300 more a month than they expected due to RUBS utilities charges buried on page 63 of their lease. It's like buying a concert ticket where the fees only appear at the final step, but this is for people's homes...

Rent arrears are often discussed as a compliance sequence: the tenant falls behind, a Form 11 is issued and a Form 12 may eventually follow. That is only part of the management question. The quality of arrears management is often determined earlier. Was the rent ledger checked? Was the tenant contacted promptly? Was a promised payment recorded and monitored? Was the owner given the current position rather than an outdated balance? Those distinctions matter. A payment received is a fact. A payment promised is an expectation. A reminder is communication. A Form 11 is a prescribed notice with specific requirements. For a general Queensland residential tenancy, a Form 11 for unpaid rent may be issued when the tenant is more than seven days behind. It must give at least seven days to remedy the breach. Further rent may also fall due while that notice is running, so the original figure does not necessarily remain the amount required to bring the tenancy fully up to date. Systems can identify arrears and support consistent reminders. They cannot replace an accurate ledger, professional judgement or clear communication with the owner and tenant. Our latest Knowledge Centre article explains the Queensland rent-arrears process and the management work surrounding it. https://lnkd.in/g2dTaZpN

You shouldn’t have to manage your property manager. That’s kind of the whole point. 😉 Good property management should mean less on your plate, not another person you have to chase for updates. It means having a team that stays ahead of the details: tenant communication, maintenance coordination, inspections, documentation, rent increases, compliance and the unexpected issues that inevitably come with owning a rental property. You should know your investment is being looked after, without having to be involved in every little thing happening behind the scenes. Your property. Our responsibility to manage it well. California Streamlines Small-Lot Home Approvals California has taken another step toward making homeownership more accessible by streamlining approvals for small-lot subdivisions—something I’ve followed closely as part of my focus on Walnut Creek and the East Bay. Under the new state law, qualifying infill projects with up to 10 homes can now secure ministerial approval within 60 days, skipping lengthy environmental reviews and public hearings. In multifamily zones, each new lot must be at least 600 sq-ft, with city standards limiting average floor space to 1,750 net habitable sq-ft. The rules also clarify that for the 10-unit cap, ADUs and JADUs are excluded in multifamily zones, while only JADUs are excluded in single-family areas. It’s worth noting that Los Angeles was ahead of the curve here, pioneering small-lot housing with a local ordinance aimed at supporting compact ownership. While the law’s goal is to broaden homeownership, there’s still some debate about whether these homes truly serve as starter options. Recent updates also make it easier to redevelop vacant single-family lots, which could further shape our neighborhoods. As always, I’m committed to helping clients navigate these evolving opportunities with expertise and local insight. #sanfrancisco #sfrealestate #bayarearealtor #bayarea #california #bayarearealestate #sanfranciscorealestate #sfrealtor #californiarealestate #siliconvalleyrealestate

From Arrears to Resolution Four months of unpaid rent can create far more than a short-term cash-flow problem. For a landlord, it can mean uncertainty over the correct legal process, growing financial pressure and concern about how - and when - they will regain control of their property. This example highlights why having the right professional support available can make such a difference. Rather than navigating a complex situation alone, the landlord had support through the process, helping them move from significant arrears towards regaining possession and getting the property back onto the rental market. The circumstances behind every tenancy problem will be different. What remains consistent is the value of being prepared and having experienced support available when something goes wrong. California Streamlines Small-Lot Home Approvals California has taken another step to make homeownership more accessible by streamlining small-lot home approvals. Under the new state law, qualifying subdivisions with up to 10 homes on eligible infill sites can now secure approval within 60 days, as long as requirements are met. These projects can bypass environmental reviews and public hearings, making the process smoother and faster for both buyers and developers. In multifamily zones, each new small lot must be at least 600 sq-ft, with city standards keeping the average floor space under 1,750 net habitable sq-ft. For those familiar with Los Angeles, you might recall the city’s earlier move to encourage compact ownership with its own local ordinance—this new law builds on that momentum. While the ultimate goal is to create more homeownership options, there’s still debate about whether these small-lot projects truly serve as starter homes. Later changes have also opened up vacant single-family lots for redevelopment. With over 22 years in real estate and a deep understanding of the Oceanside, Carlsbad, Vista, and San Marcos markets, I’m always keeping a close eye on the trends shaping our communities. As a homeowner myself, I know how important it is to stay informed about these shifts, especially when it comes to making one of life’s biggest decisions. #SDRealEstate #SanDiegoHomes #SDLiving #SanDiegoRealtor #SDProperty #SanDiegoLife #SDListings #SDHomeSales #SoCalLiving #SanDiegoNeighborhoods

Owning rental property in Morristown or Maryville means working with Tennessee’s split landlord-tenant rules, an area where understanding the details can shape both strategy and returns. 🏡💡 Unlike many markets, Tennessee applies two main legal frameworks for rentals, so success depends on matching your approach to county-specific regulations. In both Morristown and Maryville, investors and homeowners benefit from broad freedom to set rents and structure leases, but the real advantage comes from knowing how local ordinances and state statutes interact, especially since short-term and long-term rentals follow different playbooks. Morristown’s landscape rewards those who prioritize value-oriented, stable long-term rentals or affordable homes, where tenant screening and solid property management help maintain consistent cash flow. By contrast, Maryville’s stronger local economy and higher household incomes support selective mid- to higher-tier rentals, as well as attractive owner-occupancy potential, but landlords here should focus on quality tenant relations and clear documentation. No matter which city you choose, planning for compliance, habitability standards, notice timelines, and correct tax handling, will help avoid surprises and support better tenant relationships. For those eyeing short-term rentals, extra steps like business registration, layered taxes, and strict adherence to both city and county rules are non-negotiable. 📝 If you’ve navigated this split framework or are weighing a move into these East Tennessee markets, what strategy helped you best align local rules with your goals? Drop your perspective below or save this for your next investment conversation. #RealEstate #Tri-Cities #EastTN #Morristown #Maryville

Considering being a Landlord of a legal suite? It's mostly just following the rules. Most people think being a landlord means complexity, stress, and surprise calls at midnight. The reality with a legal suite in Alberta is simpler than that. You're working from a written framework, Alberta's Residential Tenancies Act, and it's actually pretty straightforward. Here's the short list. Enter with 24 hours' written notice, between 8 a.m. and 8 p.m. Increase rent once every 365 days, with proper notice. Hold a security deposit capped at one month's rent, and return it (or itemize deductions) within 10 days of move-out. Everything else follows from there. Most months are quiet. A legal, registered suite comes with permits and inspections already done, which means fewer surprises and less guessing about whether something's actually safe or legal. Not everyone should be a landlord. But if you're considering it now as an affordability option or later for rental income, it might be simpler than you think. I broke this down in more detail here: https://lnkd.in/eD7cy5pH Reach out; I'm happy to walk through it. #CalgaryRealEstate #LegalSuite #YYCLandlord #RealEstateInvesting #sampondrealestate

Illinois Rental Fee Changes in 2027: What Landlords and Property Managers Need to Know With over 25 years in the industry, I always keep an eye on changes that affect both landlords and tenants. Beginning January 1, 2027, Illinois will require landlords to disclose every non-optional fee up front, cap application fees at $50, and prohibit certain charges—violations will carry penalties. Notably, owner-occupied properties with six or fewer units are exempt from these rules. Staying informed about these updates is key for anyone who invests in or manages rental property. My experience helps sellers maximize profits and buyers navigate every aspect of homeownership, including understanding how regulations like these can shape your next move. #IllinoisRealEstate #ILRealtor #IllinoisHomes #ILProperty #IllinoisLiving #ILListings #ILHomeSales #IllinoisLife #IllinoisHousing #IllinoisHomesForSale
